    Hmm..worth a try. Anyone interested in a rezoned r20/40 property in Girrawheen?
    Tenanted til October 2017, more than 3 metre side access with removable carport. Huge build and retain space. I need to get rid of this investment :( would have preferred to hold til the next boom cycle in perth, but would like to purchase a PPOR instead..

    Good to see Girrawheen on here again - sold our R60 in 2015 would be interesting to see what's it's worth now

    Good luck Martinez. Although would you pay well
    Over 400k as advertised? If not are you expecting others to? Not sure you'd get much more than price originally paid.

    I think it's a good move to cut it loose and lock down a PPOR. You'll be lucky to break even on your original purchase price; or be prepared to wait a long time to make any decent money.

    If you are keen to sell it, I think you need to really consider the price. From a 2 minute search, I can see a lot of other houses at a much lower price point. Unfortunately that is the market at the moment.

    ... Or spend a little bit of money to spruce it up a bit. Give it a bit of "wow" factor to entice the home owner buyer.

    Yeh agreed, based on your opinion..what do you think it should be priced at for a quick sell?
    Do you think 400K is reasonable?

    I'm not sure what price would be reasonable.

    Put a buyer's hat on and do some research from their perspective - What are the options available on the market and how much are they selling for?

    I have 730m2 in Marangaroo, similar condition and development block, it just got valued last week. Worst case scenario agent said $400k best case being $430k. Not sure if this helps but might give you an idea ... shocking marketo_O

    Yeh definitely helps, I think it's within that range. Yeh terrible market, I hate selling now but has to be done. Goodluck with your property !

    On account of the inauspicious house numbers alone, I would offer somewhere around 300K ;). If that's palatable, PM me.

    Sales evidence for girrawheen in 2016 has a large range from 350k to 450k! .... So you could be ok with a 400k price. Fingers crossed :)
