Getting priorities right !!

    " New " PPOR .

    Back of the house is sinking and needs stabilising . Roof needs replacing , bathroom , kitchen as well . Veranda roof leaks , need to replace Windows and split a couple of rooms ....

    Where do we start ???

    Triple garage is having the tandem bit split off to become a sound proofed recording studio complete with non parrallel wall to improve the acoustics !!!

    In order of priority:
    Stop the house from sinking - underpin / stabilise
    Stop the water from coming in - fix the roof
    Get it watertight - replace the windows
    Do the rest as it suits you

    Underpin the house first.
    Roof second Including verandah roof.

    Luckily the part of the house where the studio is , is a new extension and is built like a brick Sh..t house .

    Next job will be stabilising old part of house , ( need to do more research but current plan will be a drainage trench dug behind the house to stabilise water flow to start with , then foundation work , but will get consultants in etc ) designing new plan and starting from roof down .

    But still , studio comes first

    Knock down would be more expensive . 6-800 k plus . If we did that we'd have to build a big house other wise it would be undercapitalising the site and we don't want that . Current house is about the right size for us .

    For a couple of hundred , we can dramatically improve current house and improve value.

    We can also stagger the work in steps which will work well .
