Get neigbour permission for stormwater connection

    Storm water plans are not very accurate.
    the plans you have from dbyd are council's plans but they may have additional layers and info available that they don't give to the public.
    Go to council for more detail

    Being a 1220 pipe i don't think you'd need a man hole but council's are a funny bunch so depends on what side of the bed they woke up on. Youd just knock in a pipe in the top or side of the existing
    Basic man hole for you....say 10k

    Your best to get access to the pipe in your block before getting access through neighbour's that just potentially opens a can of worms

    It is extremely unlikely that you will need a manhole.

    You may need to ask the council is they have any approved contractors as many want to control workmanship.

    Here is story in sequence order:

    I have both town planner and hydraulic engineer and they sometimes talked to each other. Hydaulic engineer told me the cost effective approach is to connect to neighbour manhole. Then, town planner got back to me and said that there is a shed on the neighbour manhole and suggest to connect directly the the pipe on my lot. However, hydraulic engineer said that he is not 100% sure if the stormwater plan is accurate. Then, town planner advised me to get a stormwater plan from BCC Council.

    I contacted the Council for a stormwater plan, and knew that I have to pay for stormwater plan and it takes 12 working days to receive it.

    As I am not quite sure the paid stormwater plan and the one from 1100.com.au are the same, that is why I asked the questions above.

    I think that I will request a paid copy of stormwater plan from BCC to find out the details.

    Thanks very much for sharing your depth knowledge. I very appreciate. May I ask how you know all of these?
    If a new manhole is required and it costs 10K, I've better pay neighbour for a new shed. It is much cheaper. I will talk to town planner and hydraulic engineer again after long weekend to find out if new manhole is required.

    Hi Bob and Bash worth

    The existing house is brick venice. Foundation is slab on ground (building inspection report). There is a granny flat downstairs and main resident upstairs. Roof is metal. Based on the structure, design and sale history, I guess that it was built around years of 1970-1980. The building inspection report gives estimate age of 31-50 years. At this time, do you think that there were existing private stormwater connection to the main stormwater.
    BCC could not tell me if there is existing stormwater. They told me to engage licensed Plummer to search for it.

    Is there any way I can quickly find out private stormwater pipes existing?

    Just read site drainage section of building inspection report and find that " roof water drains to stormwater system". Does it mean that there is existing storm water in my block?

    Yes. Where do your downpipes go into the ground - follow these to the point of discharge.

    These may need to be diverted depending upon where they will sit under a new building or if they don't have sufficient capacity.

    Not when the neighbour says they want 20k compensation. Better to keep in your yard

    Im an engineer and worked with sewer and storm water as a contractor for councils

    I still 100% sure if stormwater is on my block.

    Just had a chat with Council and Hydraulic engineer again.

    1. Council town planner told me to engage with licensed plumber to locate stormwater.
    2. Hydraulic engineer told me to have contour and detail survey plan done and ask surveyor to locate the stormwater.

    Who is the better person to contact?

    Find a local plumber that has a locator or a specialist locator first to locate the pipe and mark where it is. Then get the surveyor to check your block and contours plus get them to survey where the pie was located to overlay on their plan
    @Geelong Cable Locations might be in the area or know someone
    Where is the property?

    I have engaged a licensed plumber to do stormwater survey. He has to access the neighbour stormwater manhole for CC TV Camera. I will ask neighbour for permission to access the manhole.

    What can I do if the neighbour does not allow me to access his backyard manhole?

    A bit nervous about this.

    Can he also locate? That's what you need most. They should be able to locate the camera from above ground where it is in the pipe as it travels through. Does he know the pipe size?

    Just tell them you need to get in to check where the pipe is for a possible storm water connection. The plumber won't make a mess or damage anything and just needs to lift the lid and drop a camera in.

    Could be an old septic tank.

    it is just concrete lid. nothing is special. i open the lid. see a big hole and T junction.

    Did you flush a toilet or run a hose down the storm water?
    Have you got any sewer plans? Go to dbyd if not.

    Have the plumber do a smoke test of the stormwater - you might be lucky.
