Get a look at this hideous house .. needing extreme makeover advice

    Ok, so I have a property in Brisbane that is just struggling to have any appeal whatsoever .. there's just something really ugly about it & ive decided it needs a facelift

    Looking for some advice on ways I can spruce this up to give it some sense of pride again lol

    Seriously? I think it looks fine. Do you have trouble renting it?

    Looks fine to me. I'm renting far worse conditions homes (tear downs really).

    I like it. The only thing I'd do is get rid of the vertical blinds (personal taste). Kind of looks open and clean and pretty kid/pet proof.

    I have been struggling to get a decent return on rent, people just don't want to live there unless I drop the rent a lot ..


    Another thing, I done a valuation recently & came back next to nothing whilst the rest of the area has a wayy higher median value

    What's going on? I doubt it's because of the interior. Have you posted on this before? Isn't it in a really busy street with a hospital or something? In between bigger houses?
    You basically have to accept supply and demand.

    Carpet needs a clean, but I would live there if I had to, certainly not "hideous" to me:)

    Naw it's not on a street like that.. it's just the area has a lot nicer houses there, so people can rent something renovated/ or a lot newer for just $20 extra etc

    Since the valuation came back soooo low, it kinda stumped me & ive heard that if you spend 10 or 20% of the buying price on renovations, it CAN BE beneficial when it comes time to valuate/ sell

    Also, say you had money to do a renovation with the intent on making money ..

    What would you do?

    I don't think there's anything too bad about the interior. I personally don't like the exposed beams & the dark colour of them, but it's not awful.

    How does it present from the street?
    Is there parking, garden, pool, sinkhole, outside?
    What's the area like - busy road, factory area, anything like that?

    Don't talk about sinkholes, got a call from PM, I have a sinkhole.... Damn.... I don't know how to do a makeover... its OK folks, the house is safe. Never had this one before

    It presents 'decent' from outside .. although the driveway (see picture above) is steep & quite unappealing

    The inside just looks dated, and it seems to put people off

    The bathroom was done extremely dodgy (last owners) and you can tell ..

    Paint is quite worn

    Built ins are not in all rooms

    What's other houses look like? Yours look decent in the photos
    Change carpet
    Change vertical blinds
    Maybe paint touch up

    You could start by painting it? Super cheap to do and it would fix 2 of your four percieved problems?

    They just look more value for money

    For example, if you were to search houses for rent in Algester .. for around the same price, you can get something much nicer tbh

    4 bedrooms, $400 a week

    I was getting that, but had to lower the rent recently to get tenants
