    Hi
    I have decided on a general area I would like to purchase. Now I am looking at the type of property, keeping in mind I do have budget restraints. I am fairly young so capital growth, owner occupier appeal etc are my main goals. I understand every strategy is different but does anyone have a general checklist? Ie

    3 bedrooms single story
    500m block
    1km from shops
    1km from other amenities such as beach or parks
    Nice street (hard to quantify)
    Established home but nothing major to be done in next 4/5 years

    Anything missing or I should consider?

    • Schools
    • Drop bear overlay
    • Zoning
    • Flood zone
    • Sewer position thru block
    • Worm holes & portals
    • Main roads
    • Nosey neighbours
    • Storm paths

    Thanks appreciate your feed back.
    Aware of transport, schools, flight paths, storms,flood zones and neighbours. Could you explain drop bear overlay and worm holes/portals haha? Also with being on main road that’s a negative?

    I understand zoning but how do I find that data? As well as sewer position? Why is that important?

    • Drop Bears - critically endangered species.
    • Worm holes - not always obvious but like drop bears, glacial worms are endangered, Gippsland worms may also cause structural issues.
    • Zoning - council website/Local Environment Plan (this will also be on the contract of sale S149 certificate)
    • Sewer diagram - also be on the contract of sale. A sewer through the middle of your block will affect what & where you could potentially build on the site.
