    Your total rental return kills ours, even with a smaller portfolio.
    Ima get a nice commercial property in the new year to get some cash flow going.

    Congratulations mate and ignore my comment purely based on average value of the properties but owning unit blocks explains it.

    Well done and keep it up.

    As someone pointed out, I am indeed from Sydney and have a completely distorted vision as to values and socio economic link.

    Getting close to $5 million, pending couple of settlements.

    As they say, you’ve got to be in it to win it. And by making logical decisions, this couple prove there is such thing as ‘good debt’.
    I like it - worst that can happen is have zero $$$ to their names. Roll the dice as you only live once.

    Have the 2016 article....his strategy is buying cashflow and then buying growth assets.

    His cash cows income stuff is in Port Macquarie, Labrador, Cooma about 20 units in total and Commercial in WA. The CG stiff Maroubra, Sutherland, Clontarg (Qld)...etc.

    Right, that is Helen Collier-K strategy years ago, however she decided to buy in mining towns for cash flow and took her clients with her and the rest is history..... clients don't recover, well she's OK she still has a business and is a brilliant mentor....cough cough.

    People like you guys are the reason I'm investing at all! Very inspiring and a great job done! Very impressive!

    I have a question; do you find that over time you are able to repeat the same strategy/process for each new investment or are you finding it harder to find the kind of deals you might have found in the past? You mentioned it actually got easier the more you acquired?

    Congratulations @Scott O'Neill what a huge achievement!

    As I and others on this forum have found out recently. We are hitting sercivability wall a lot sooner than we would of 18 months ago. Very interested in your opinion on how to get through that wall.

    Obviously high yielding properties, low LVR and no ppor debt will help but with assessment rates and everything else surely that can only get us so far.

    No you can get 10pc Net yeilds ...you just need to move to commercial
    Reseidentials ..6 to 6.5pc Net yield is about the best you can get
    Net yield is after expenses but before interest and taxes
