I am looking for general maintenance (handyman), plumbers and electricians in geelong area. I used our PM recommended Electrician and found out he have very low work ethics. He quoted $450 for airconditioner replacement, I send another tradie and found it just needs gas refill.

I'll keep a watch on this post. Any recommendation for tradies in Geelong would be very handy for me and some other posters.

I can highly recommend Steve (sorry, no last name) for painting. 0432 623 085 Not necessarily the absolute cheapest, but good value and excellent quality work.

    Hi,
New to forum (and to property investing, buying my first IP), trying to get some guidance.
I'm looking to do 1) new kitchen 2) painting, 4) new flooring and 3) garden cleaning etc for my IP.

I can see recommendations for painting, so I'm sorted there. other than that, any recommendation for,
    1. Carpenter or a handyman for kitchen (very likely Kaboodle one) and flooring
    2. handyman or gardener for garden cleaning work (with minor landscaping)
    3. General Home cleaning to prepare for leasing
    Cheers,
    tompre

A handyman is very unlikely to be prepared to do cleaning work. They are busy enough with regular handyman things and don't carry around the necessary equipment for cleaning.

For glass replacement, you'll need a glazier.

Some handymen will do rubbish removal. Keep in mind that you'll have to pay them their hourly rate to load the rubbish onto their trailer, time spent in car driving to the tip, tip entry fees, plus time spent in the car driving back from the tip. Worth keeping in mind to understand the quote when it comes in.

Gardeners, handymen and cleaners go up and down in terms of availability when they are given lots of work or are away on holidays. Your property manager will have a few preferred gardeners, handymen and cleaners. If you are going to be leasing anyway, the path of least resistance is to recruit your property manager in advance and ask them about getting their preferred gardeners, handymen and cleaners in to quote on the work you need done ;)
