Gearing up for a proper re-val...help?

    Hi Guys,
    We're just putting the finishing touches to a new Patio+Deck which has pretty much transformed our home.

    Hoping to get a physical valuation done on the property and extract some equity if at all possible. I am aware that this is Darwin and might be tricky...but then again, we bought at the bottom of the market, and I'm pretty sure that the Reno is bang on target. Either way, It's worth a shot.

    I've been approaching this as if we were going to sell? Is that right?

    We're going to paint everything (Cheap...it's a duplex), make sure it's spotless and stage the place as best we can...

    Anything else we need to be thinking of to get the best valuation possible?

    Get lots of opinions. Get a broker to order multiple vals, with different lenders. Try online and kerbside as well. A lot of time they come out better than full vals when a valuer visits.

    A couple of upfront valuations with different lenders may help.

    Remove clutter. Approaching it like you're going to sell it isn't a bad idea if you're hugely reliant on getting a high val.

    If there are recent comparable sales it might not hurt having these on hand for the valuer.

    Get some big pots of cheap and cheerful plants, or plant some colourful shrubs around the new patio. A neat and tidy garden works wonders.

    Squeaky clean inside and out. De-cluttering makes rooms look bigger.

    One thing we did before selling mum's house (weatherboard) was have the exterior and eaves washed down. Made a huge difference.

    Thanks for the ideas guys. Really helps.

    Fingers crossed that it works out. It is touch and go up here, so even if it doesn't I'll learn a lot.

    I'll post the results regardless.
