    If you can find me a house that's less than 250k and a rental yield of 6%+ then PM. Reckon it's possible? If not, a Townhouse under 170k with strata less than 600qtr would do :)

    Nah mate, I'm not a strong advocate for vendor finance. Have read that it works successfully but I'm not keen to try it myself

    The Gold Coast is certainly set for a few good years. Tom Tate (Lord Mayor) has been doing some exceptional things to get the economy going over the last few years - light rail project, new hospital, uni upgrade, casino upgrade just to name a few. Main impact has been giving the green light to the construction industry again though. Tom Tate is a developer by nature and understands the huge impact the construction industry can have on the entire economy in both the short and long term. Unfortunately, for investors, this means MAJOR amounts of supply which will come online in the next 2-3 years. The old Gold Coast 'construction on steroids' is on it's way back. Investors beware.

    Specifically units yes... but it all leads to general housing/accommodation supply. There is also the athletes village from the Comm Games which the council have made plans to break up and spread across the Gold Coast as affordable housing. Again, maybe not your specific target market, but still leads to increase in supply. Just something to keep in mind that's all.

    Actually, there's not that many going on! Only one crane at Surfers I think, building called Rhapsody, a big one starting between Broadbeach and Surfers called Jewel (currently a LARGE hole in the ground) and I'm sure there are a few others starting soon, but its certainly not a swag of cranes like Brisbane...
    Meriton have a big one going on at Southport (much to the delight of the two older Meriton towers behind which will lose some of their views) and a few up towards Labrador. Southport is the upcoming hotspot there is a few big ones approved including a 2 tower complex with one tower (or part of it) specially for students and one tower reported to be taller than Q1...

    Building approval stats can sometimes be found on the relevant council's website (often requires some digging around amongst parking fines, rubbish removal days - all the really interesting stuff) - but really the best source is the ABS. Unfortunately the ABS keep moving a lot of their information around - so again, may take a little digging around depending on which local government authority you are chasing information on.     Totally agree and one of the most important elements is a good property manager, who can filter through and select the best possible tenant in the area.
