    Hey guys, I'm a residential sales consultant down on the GC.

    Must say for investors and even first home buyers looking for fast growth in there equity. Coomera, upper Coomera and Helensvale are some good areas!
    With the new Westfield being built and exit 54 getting a complete re-haul I believe the areas is going to go strong over the next 12-24 months!

    Helensvale has now been accepted for the light rail line, which I can see bringing many professionals and university students into the area. Again, I can see the prices going really well over the next few years.

    Paradise point and hope island are in the top 5 QLD properties for growth over the last 12 mo the too!

    What do you think of the Sunshine Coast ... any suburbs there you can recommend?

    At the moment I am new to my current agency, however I have access to over 20 other agents inventory ranging from tweed to pimpama.

    Don't know a whole lot about Sunshine Coast atm. But realestate.com just listed an article saying the properties on the water are currently the best growth areas in Australia! I'd be sticking around those areas up there.

    Unfortunately only 18 so still have a bit of time till a bank will even look at me! But I will be buying in that area ASAP. Also Logan, I worked up in the Logan area and the rate return is massive! Unfortunately the growth isn't that large, but the market is very stable in that area. AND CHEAP

    Not without a decent deposit they don't! Ahhaha. I'm on a grind to save so I can get in before the market goes crazy!

    Welcome anyway. I'm sure you'll be teased a bit on here for being unashamedly a real estate agent ... and from the Gold Coast.
    To be fair, if you work for a large RE agency, you'll probably get some decent industry insights into what's going on in SEQ.
    Personally I wouldn't invest on the GC simply becuase I hate the place (purely emotional, I know!) and also because of the reputation it's developed over the years. I do think that the Council is very forward thinking though. There's some lovely looking and probably very livable surburbs, but Surfers just kills me, so dirty, tacky and dated.

    Surfers, I agree needs a major revamp! But I can only imagine that this isn't too far away!

    Other than the coast, I'd be investing in the Logan area. Good stable growth and amazing rent return! Just have to make certain your property manager is amazing! There are some bad tenants up that way!

    I can only imagine the slack I'll get, but I'm here because I have an interest in property, not for business so should be sweet hahaha

    What is "amazing" rent return? What is an "amazing" property manager?

    Factual statements help us boring old investors.

    Surfers had a major make over in 2011... Only way to make it better is to knock down some of the old shops along Cavill ave, cant see that happening... News reported Broadbeach is the next to get a make over before the Comm games... Personally I love the GC, best beaches and even better weather year round. No I don't have a property there but I'd like one! IMAG1298.jpg

    Really sorry.
    The rent return is generally 5-6% and above.

    An amazing property manager is someone who is going to put in the hard work to find the best tenants and properly take care of the property for you. Many property managers now don't care about the properties and are just driven by money. I'd look for one who is an investor themselves and knows the importance of a good manager

    There are just a few dodgy old looking spots in the area that could use a revamp. But other than that, I'm a beach goer myself so I love the area.
