Gain a bedroom, lose a car space?

My 2br PPOR has a carport that should be very easy to turn into another bedroom.

It also currently has an extra car space that should be very easy to turn into a carport.

I'm thinking this is an equity no brainer as the place is next to the CBD. But is it?

Anything I'm missing? Is losing a car space a bigger deal than gaining a bedroom?

Rennovation is not my thing at all. I would really value some input. Thanks!

I think the more important question is can you get a permit for it?

I.e. will it still have Council's required provision for onsite car spaces?

Will the new room fit within the required setback for the building?

I think it will work. I've seen other units, the exact same design as this one do it.

    But who knows?

Is there big difference in $ between 2 and 3 bedrooms? If yes given you can get the necessary approvals and work funded for room + new carport, maybe a great idea.

You will probably need body corporate approval as well as possibly council approval.
