FYI - Beckenham Site Works cost - $30-$40K

    FYI

    Just to let you all know I just had a conversation with my builder who has had a couple of jobs in Beckenham. Both jobs have cost between $30K to $40K for site works as the ground is mostly clay. They had to dig and remove soil to a depth of about 1 metre on a 900sqm block.

    Hope this helps anyone who's thinking of developing there and is something to look out for when completing your feasibility etc.

    Yup. Some parts are clay and some are not.
    If you ring Structerre and ask if they have done any geotech reports in the street you are looking at they will share the soil class findings with you for free. It's not guarantee but it tends not to vary within streets.
    @stumpie has built there and had clay.

    Yes, Structerre are helpful. I called Structerre maybe 4 months ago about this, and they were happy to assist over the phone for no charge using their mapping tool. I did get a full geotech report from another provider though (Structerre were pricey).

    My 3 villa development is now completed handover took place just before xmas. These were build and hold, didn't advertise for rent till the 4th of Jan, 2 out of 3 have been leased. Anyone looking in this suburb must allow extra cost for earth removal and storm water disposal.

    I will just quickly add, I was talking to one of Structerre structural engineer for 2 hours at no cost because I have doubt about slab pricing I was given (not theirs, from a major project builder). It was unexpected and the guy were passionate about what they do.
