VIC Future capital growth prospects of Kingsville, South Kingsville, Braybrook, Brooklyn

    Has anyone invested in these suburbs or nearby for a while or have any thoughts on how these suburbs next to the likes of yarraville seddon west footscray will fare in the future? They don't have the character, charm, prestige or amenities of these three suburbs but they are sitting close by and in parts they are less than 2km from stations on the williamstown/werribee train line.

    Will they benefit from ripple effect in future cycles or will they always struggle for owner occupier appeal compared to those around them due to a lack of the things mentioned above?

    The ripple effect generally applies to most suburbs and Kingsville's no different. Isn't this one already a $1m (for houses) suburb having benefited from Yarraville's ripple effect during the last boom? Brooklyn's an industrial suburb, it's going to be like that with the refineries, warehouses, Melbourne Water and the hundreds of trucks thundering through on Francis/Millers etc.

    You are right the properties in Kingsville aren't too dissimilar to Yarraville, Yarraville also has more prestige properties so naturally makes it more expensive. Good point about Brooklyn, its kind of like why i don't think I would ever buy in Altona, the vibe is just a bit off with the oil refinery not far away, Altona North is ok

    We bought in West Footscray in 2016. There are some great opportunities around there for un-renovated houses. The blocks and houses are bigger, it's still close to Barkly St and Zone 1 transport. For us it ticked the boxes.

    We originally started looking around Seddon, Yarraville and Kingsville like everyone else but they were already quite pricey so we explored the surrounding suburbs. Kingsville in particular mostly had stock that was already renovated and we wanted to be able to reno for equity.

    Some of the suburbs are way uglier than others, some are great with a sprinkle of toxic waste dumps here and there. If you start driving around the suburbs and speaking to agents you get a pretty good idea.

    I still think West Footscray is one of the best around there. Still close to Footscray and Seddon but more parks, good food, cafes and transport than Braybrook, Maidstone etc.
