    OK price, within my estimate. I was seriously interested in that Maidstone property in Bousquet st and I did my last drive-by on Friday, but it's in the cheaper pocket of Maidstone. Still think the buyer (if builder) will make 300k profit, but I didn't want to deal with theft and vandalism etc during building process. The low rise power plant was an eye sore too.

    isn't being closer to high point a plus? Where's the low rise power plant?

    Next door. Was it a Teltra comm centre instead? Wiring stood above FFL approx 6m high, overlooking from new units rear yards.

    I don't know the area too well... I'm still learning. Thought the area next to golf course was more appealing.

    Still a good buy. This property was marketed at 600-630 in Oct last year for about 2 weeks. I guess it either didn't sell or settlement failed to go through.

    Yup I saw it on google maps. I'be only been studying this area 4-5 months. It was so hot last year there were Chinese, Vietnamese and Caucasian bidders all fighting to put bids in auction. I swear it was similar like in Balwyn or glen Waverley just smaller bids

    i drove to highpoint from CBD and thought i would swing by that place - u're right to pass on it. Crazy - looks like some a mini electrical power plant. If you build those permited townhouses - imagine the bedroom just looking at those power and the radiation levels :eek:. it would be just too hard to sell. i reckon this should be below 500.

    I have not purchased in Morroolbark, but was looking some 8 months ago and it was running hot with multiple offers on the table, I ended up bailing out because it was not making sense, it was a frenzy. Not sure what is happening today?

    Pretty much the same. Lots of couples downsizing preferring small lots and new homes and will pay up to 620k for townhouse or unit. Opportunities are present, but easy sites are harder to come by.

    Croydon is also running hot, downsizers, once again the larger sites are hard to secure as builders/developers jumping in.

    What is attractive with this area is end values, townhouses are now fetching $600-650K (18 sq).

    Yes, that's exactly why I'm interested. When compared to the northern suburbs, land is cheaper, therefore the returns are better.

    Is Croydon more desirable than Kilsyth or Mooroolbark or Ringwood? How would you rate them in order.
