    Where I have focused on is industrial and warehouse .
    I would buy metro/capital large sites and large buildings.
    No minimum yield as the focus is on improving the yield.
    No one will sell on a high yield .
    You have to create the yields:
    (Last year's purchase net yield was 6% it should get to 14% by the end of the year)
    things I have done.
    1: conversion of driveway to carparks .
    2: granted access to other properties over my land.
    3:splitting large buildings.
    4: creating offices and showrooms in warehouse.
    5: Mezzanine floors.
    6: conversion of high stud to two stories.
    7: containers stacked and rental.
    8: upgrading premises.
    9: installing services.
    10: short-term rentals to builders container storage/office.
    11: creating embedded network.
    12: extra services like renting security cameras access with access via phones.

    My mate brought a vacant commercial building a few months ago for $500k . The net rental is now $52k after the refurbishment.
