I try not to talk about property at work. My eyes keep rolling when some mate at work teach others how to invest when he only have 1 ppor yet to be paid off.

Maybe he has a few million in shares and metals and bonds... A paid off ppor isnt the only sign of financial success. I know if I had say 1m in shares i wouldnt be cashing them into an illiquid asset to pay off a mortgage

    Me too.
I've walked into a coaching session in the kitchen recently. Buy at the peak in Sydney with their equity you say, good advice.

There's lots of reasons for buying in any particular area, example is new large scale infrastructure, rail and roads,as well as look where the big boys are going, example 20k north of Brisbane CBD, Costco, Ikea and other large company's are building there.

I've said it time and time again, to me it makes absolutely no sense to listen to anyone about how to build wealth using a specific instrument (very few exceptions) if those people have not achieved similar with the specific vehicle in question. It makes no sense at all to me. If I wanted to build wealth from shares then I would go after people who know what the hell they are talking about and have created wealth from shares. If I wanted to do AirBnb in a big way then I would seek those out who are already doing it with great success and no one else. Same thing with building wealth from property. Listening to people about how to invest in a vehicle with which they have not created any wealth with is completely and totally a waste of time and often can be dangerous imho.

    That's my take.

Agree. Unfortunately we can't control what others say, might need to bring some earplug to work to stop my eyes rolling.

Don't need to control what others say, just need to control what we allow in ;) The buck stops with us to stand guard at the doorway of our minds. (slight quote integrated there) :)

Sometimes it's better to become a good listener and say nothing, because from experience you can go from the liked to the hated very quickly if people start to compare what you have, and they don't..

Agree. +men... you can roll your eyes at me too.
I also have just 1 ppor and its yet to be paid off... i'm a huge failure!!!
But... i'm in no rush to pay it off... record low interest rates....
I could pay it off if I wanted to but I'd rather use my capital and equity elsewhere.

I will be very disappointed if this thread doesn't get to 10 pages. Even more disappointing id the colleagues advice isn't listened to

As others have said, the only person to listen to is yourself. Do your own research, do your own due diligence.

People comments on the forums (here and anywhere else) are no different to a cabbie's.

There many opinions, some have good intentions, others have a vested interest hidden. Ask questions, but don't expect anyone to do it for you - otherwise go find a spruiker - they'll promise you the world and disappear with your money.

I have had well meanining relatives and friends talk people out of deals and as a result they missed out on a property cycle upswing.

Yes you did, you said you can't help listening even through earplugs, and this is what will make this a 10 page corker :)
