Freeway in the backyard for PPOR = bad or not?

    I thought it radiated in a spherical manner and that any attenuation due to viscosity of air was negligible?

    Even without the lead, there are serious health problems tied to living near a freeway.

    Numerous studies etc. Do some research.

    Your health isn't worth sacrificing for a cheaper (and noisier) house.

    Also would the attenuation be at an inverse square? Due you need to factor in the reflectivity of the enbankment as well as the doppler effect caused by the moving vehicles?

    All could be factored but noise still doesn't generally travel upwards. Anyone near a flight path could tell you that :)

    Main roads are one of my non-negotiable exclusion criteria for housing.

    There is also some evidence that the proximity to the vehicle emissions has a negative impact on health.

    I actually don't mind the freeway in the back yard if it allows you to gain freeway access on busy mornings. Having said this it is not a desirable trait for most owner occupiers and therefore you may find it difficult to sell at the market rate in the future. But hay, its it gonna be your PPOR for the next 10-20 years and you can bargain on price then go for it.

    Hi Val,
    Chiming in that if your looking at a part of the freeway that is often clogged with traffic at a standstill that is when you get the worst pollution. So also a bad idea for your health!

    To empirically test everyone's theory here, I have recently (settled last year) bought a house backing onto the same freeway (and like you observed it was quite a long way down, and sound was not a major issue).

    So it will be interesting to see when we get to the selling stage somewhere in the future whether there is a massive gap in the CG compared to the surrounds.

    However, I believe the discounting was much greater in my case.

    On a per square meter of land basis, it probably was 30~40% less than land slightly further away from the sound barriers.

    During peak hours everyday , you could mistakenly think tortoise as a speeding bullet next to stationary cars!

    Bear in mind, to the other side of the freeway in that location is Essendon Airport.

    Hi Val

    I would steer clear. Such a property will always be under valued - when / if you come to selling it, other buyers will have the same dilemma.

    And there is a Dan Murphy in DFO precinct , quite possibly the best shop in DFO!

    From what I can see, some of the suburbs around the freeway e.g Pascoe Vale South , Strathmore, Essendon North , Niddrie etc are quite sought after due to schooling, proximity to city , transport and so forth hence hoping it works out well for you :)

    The 15-20% discounting doesn't look that great now!
