Freeway in the backyard for PPOR = bad or not?

    Hi guys,

    Hoping to get some valuable opinion from you lot about this dilemma that i'm having. So I found a property (PPOR) which I like and meets the needs. But there is a freeway in the backyard, now there are those big concrete structures to block noise and also the freeway is about maybe 8 metres below the house level. Noise I can tolerate but are there other concerns like pollution that I need to be aware of?
    Also does the freeway being lower than house help in someway to alleviate any concerns?

    Would really appreciate some input on this as it will help me make the decision.

    So its Tullamarine freeway and property near Essendon(Victoria). Its already discounted by almost 200K compared to similar properties away from freeway so that in a way already tells what people think.

    Ok, so you are doubtful about the freeway. One day you will want to sell, and buyers will have similar concerns. And traffic is only going to get worse.

    I would look elsewhere.

    You will always have a percentage discount for the highway it maybe 25%-40%

    So in 30 years that 25%+ discount will apply.

    Pollution will get worse. And than 20+ years will be Much better as we Move to electric cars.

    It will always be harder to sell. I'd give it a miss.

    be prepared to not be able to sleep for a couple of months, as an investment I would look elsewhere but probably better then having big power lines over property

    If Victoria was in France or Germany .... they are banning the sale of new internal combustion cars by 2030....

    In Australia, you would be playing the long game relying on this though ;)

    The really big deal I think was lead - now that this is not in fuel, I wouldn't be all that worried from a health perspective (if there is decent wind).

    and always easier to buy...

    IMO these sort of properties are good to buy in a downturn when they need to deeply discount to other properties when people are desperate to sell. Good to sell when the market is hot and buyers are desperate to buy.

    What's that chunk of land between the freeway and the houses? Is that where they're going to put a train line?

    Val, look for this: "Worst house, best street". You can always change the house (renovate or knock down, rebuild), but once you commit, you can never change the location unless you sell which is a pain. And in the meantime, you'd have to live with the freeway noise and pollution.

    Its actually a slope as the freeway is below the house level.
