    I'd punt it at $33.5M-ish

    Not an easy one, 410 Victoria (same zoning but 1/4 of the size has a higher 30% higher UCV and sold for $16.35m in 2012), 442 Victoria ($17M in 2007 similar UCV on 814 m2), 10 Help St ($25M in 2013 on 1500m2 and lower UCV).

    Even after adjusting for the development on each of these sites, not going to be an easy one without full details of the ground lease, review of the covenants affecting the land etc, railway corridor affectations).
