    Why the hell would you want to sell Frankston property now when prices are rising so fast? Three of the top five Melbourne price growth areas in the September quarter were in the City of Frankston (Langwarrin, Seaford and Frankston). Surely it would be smarter to hold unless you really have to sell.

    Even inner suburbs have new supply coming on, through rezoning, reduction in minimum lot sizes and the issuing of permits. All of a sudden, with the flick of a pen at council, a backyard is a subdividable commodity where it may not have been allowable months prior. Or a site that was previously permitted to have just one house might be allowed to become 6 townhouses, so in come the bulldozers.

    The Docklands disaster is a good example. Council is quite happy to keep issuing building permits for more and more apartments despite lack of demand for the product.

    "parts" of Hoppers have similar demographics to Laverton and Frankston North...the lower end
