Fourth bedroom

    purchased a 3 bedroom munno para property recently. It has a room at front designated ‘living area’. I have seen exact same house style advertised (Devine home, Bondi style), but with four bedrooms (the front room being the fourth bedroom. These usually cost approx $40k more, so i thought why not turn it into a bedroom & gain equity. How does the valuation increase? Who should be notified? I also need to put a 2.5 split system in as front of house is not reached too well by aircon. Anyone got any recommendation for aircon installers in northern Adelaide area?

    If you convert to a bedroom, how many seperate living spaces will you have (not including dining areas)?
    Its generally a mistake to have 4 beds if you on have one living room, IMHO. (Unless you need that extra bedroom for your own personal reasons.) People who want 4 bedrooms typically also want 2+ living spaces and 2+ bath.

    Then again I am basing that off my local market and am not familiar with your local market. Maybe check out online and see what other 4 bed houses in your area are actually like.
