Forrestfield WA thoughts

    Hi All

    What is everyone's thoughts on forrestfield in WA. Has a new transport hub going in by 2020. Average house price is $425k, vancacy rate 1.59% and is 21.9km to the CBD.

    Thoughts?? Other suburbs I am looking at is Bayswater, south Guildford and Carlisle.

    I got a house and land package there for about $335k and had it valued by the bank at $425k. I lived in it for a while and it now rents for 400pw in this terrible rent market perth currently has but has had no vacancy.

    I think its going places. The highway on ramps near there have been upgraded recently to allow for the extra population planned, and a train station is in progress.

    Any update/development on Forresttfield Suburb? Choosing between Huntingdale or Forrest

    Plenty of land around, new areas have smaller blocks with standard builder houses.
    Is not that far from the city via highway, has some acreage properties and horse farms. Loads of greenery around..

    Not sure what kind of update you mean but here’s my thoughts:

    it’s divided in half into the old side and the new side. The old side has more homewest and cheaper houses. A few pockets of Forrestfield are a bit dodgy but it’s mostly safe and fine.
    I know a few people who have lived in the older parts for 20 or 30 years with no problems, nice neighbours etc.

    The local high school isn’t great but there are private schools in the hills and elsewhere which some people choose.

    There’s plenty of shops and facilities (supermarkets, fast food, sporting facilities etc) compared to most suburbs.

    Most of the big blocks are being divided if they haven’t already been.

    The train will be running by the end of the year (it’s actually in high Wycombe but just a few mins drive for most people in FF). I think I even read that it will start in October.

    it used to be the sticks. but these days it’s considered not too far from the City.

    Revalued mine for mortage purposes at 450k, believe the market has gone down and back up again since last valued
