QLD Forgot to renew my lease in time,. Issues?

    My tenants fixed term lease expired on the 16th, Ive been quite good with lease renewals, last 3 have all been back to back but this one got away from me.

    Is it fine is I commence another fixed term lease from the day or signing (next couple of days) or would it be better to back date the lease to the 16th? Just wondering is this small gap of it being a periodic lease affect anything in the future? I self manage.

    the only think would be the tenants have the periodic type rights for the period they were periodic. Should be no problem tho

    Makes no difference if there is/was a periodic gap between fixed-term periods.

    As above, no retrospective issues with having a periodic gap in the tenancy.

    No issue with that in qld , can’t do that in sa. It’s funny the rule differences sometimes.

    The risk is actually on the tenants as you can be asked to vacate in 21 days and you can give 21 days' notice to leave, (WA laws) I got "caught out" as a tenant as I let the term lease go-to periodical then got notice to vacate as the owner wanted to move back in. It was tough to secure another rental, managed to get into a resort-style apartment in Joondalup so happy days.
