Floor Space Ration for Internal living areas questions

    Most councils have a an internal living areas floor space ration rule. In Parramatta (NSW), this is 0.5 meaning if you have a 600 SQM site, each occupancy (being 300 SQM) can only have about 150 SQM of internal living areas.

    Anyone who has experience in building two storey dual occupancies may be able to answer this question that I have.

    Does the 150 SQM in the example above get divided between first floor and second floor? or does this mean you can have 150 SQM down stairs as living areas and then build another 150 SQM on top?

    I would appreciate if anyone who has actual experience in this area could comment on this.

    Site coverage only applies to ground floor. FSR is for all storeys.
