Floor and site plans for IP - worth it?

    In the near future a property will be available for lease. I have an architect who can prepare a floor plan for $50 and a site plan for $25. Is this worth it?

    My question would be, how could they do that for $75? Surely no profit in it.

    It's a friend in another country. The first plan was free, but I insisted on more, and offered $50, which is a lot there. The average pay is about a third of that in Australia, and $A50 is the pre-tax pay there for half a day. The job took much less time than this.

    A lot of professional photographers do photos + floor plans.

    Yes worth it for floor plan, but not site plan unless there's something unique there you want to show case.

    I always include a floor plan on my listings where possible. Sometimes rooms look bigger or smaller in the photos and people like to be able to see the floor plan to see how it fits together.

    Its also about quality of people who come along to the Open. No point having a bunch of people through and they all say they don't like the layout or size. Get fewer people who love it.

    The property is worth about $400,000. I'm not questioning the cost-value - my mind had been 99.9% made up to get the plans. I was and am interested in what other people think about plans.

    The site is nothing really special, just big, lots of grass and family room. That's a good point about a fewer people who love it. I've been to many OFIs where the rooms are way smaller than indicated. A scaled plan means that potential buyers and renters can focus on the places that work best. By going to an OFI that is found to not suit, the property that cannot be visited as it's at the same time or too far away is missed.
