Flood prone and adjacent to canal

    My friend is looking at a H&L property that is in a flood prone area (low to medium risk) of Leppington (part of the Willowdale estate) and the lot is adjacent to the Upper Canal. Naturally, it raises concerns around insurance companies providing cover and also the bank approving a loan for such a property. Does anyone have any advice or experience in regards to this?
