Should I consider purchasing an IP previously flood affected?

    Problem is the flood map has been updated to be *very* risk-adverse. Areas that I have never ever seen flood (even during 2011 or any other time) are marked on the map. I almost feel sorry for those with houses are in that area - their values will get smashed, for probably very little actual risk. Looking at simply the flood map, I'd say no.. Knowing an area very well, it probably wouldn't affect my decision too much. But each to their own in terms of what risk they are comfortable taking on.

    Tenants can also look at flood maps when considering renting. Damage to contents is usually just as great as to the building, so a flood prone property will not be attractive to tenants.

    The bend in that river makes flooding very likely imo.

    Seen that images a few times, do not know the area, but you can see it will likely flood every time there is a big one.

    Good point, I wonder how many would and the maps do scare people without need.

    According to SMH it's Rocklea.

    The bridge looks like the one across to the uni. That would mean what you're seeing is the pricey Fairfield and not Rocklea (which is off to the left, but would probably be worse than Fairfield :))
