Fitting 3 townhouses on 900m^2 with garden area requirement

    Hi All,
    First timer here. I did a 3-dwelling development in MELB outer east under Maroondah Council about 4yrs ago now before the garden area requirement. Looking to do a new project and educating myself on the changes. I cannot seem to find too many 3-dwelling subdivisions on smaller (typical RZ 900m^2) sized blocks in Croydon, Ringwood, Heathmont suburbs. Does the 'new' garden area requirement mean it's basicall impossible to fit 3-dwellings on anything under 1,000m^2? Love your comments. Cheers Jenny

    Depends on the size of each unit. If you're considering attached 8m x 11m townhouses, then you could easily accommodate 4 - 5 units on a 900m2 block (assuming no easements, minimal trees, standard setbacks, neighbourhood character etc)

    Also note the garden area rule is only applicable to NRZ & GRZ
