Trying to fit 3 x 2 bedroom units/townhouses on a small block but not sure if they’ll fit(. 2 x 2 won’t generate enough profit) any ideas or referrals to gun designers/architects/planners etc to help? I can provide full details of zoning such as setbacks etc if someone can help but basic block details are below:

    Size:612m2
    Frontage: 15.2m
    Depth: 40m2
    Flat rectangular block
    R3 zoned
    No min floor space ratio

I'm not familiar with that zoning but I'll share a plan that @Big Daddy and I found in the stash vault this week that had similar frontage but slightly more depth - it had 4 townhouses.

Note it was designed for WA zonings but may have some ideas that may work for you

You will probably have to go double storey on a block that size since its narrow. If you can squeeze single storey then think about single garage/carport. This one is close to your size block
