    Hey Guys

    Need a bit of guidance. We are looking at renovating our house and hopefully a small extension. So where do i start?

    Google undercover architect. I just signed up for a free online 7 day training course.they email you info and it turned out ok.

    If you are looking to extend, would you talk to an architect or draftsman about the designs and plans first, and try to get an idea of costs to do that?

    You can start by going online at your local council and finding out what you can do on your block of land. What is it zoned for? What distances can you build from the boundaries? Height restrictions? etc.

    1. Work out what your Budget is

    2. Work out exactly what you want,
    - More Space Open or does it involve rooms
    - does it need plumbing & Electrical
    - Can you live there while its being done
    - Will it still be useful and suit your needs if the family gets bigger
    - does the block slope or flat, will it be a suspended structure or on the ground
    - Do you have services such as Sewer, stormwater that may require moving

    3. Get a copy or draw up a plan of the house, We used a Draftie / Architect coast was about $1600 for a A3 scaled drawing including new kitchen and bathroom layouts, they drew the house to scale, I added the layouts in pen and sent it back and they added it to the drawing.

    4. Things which you will need to think off as the take time and $$
    - Survey of land
    - Drafting Plans for council
    - Da for extension or a Complying development (Private Certifier)
    - Possible Strom Water Plan
    - Builder

    5.Items to find out from builder

    - What's included in his price

    - What's not included in his price

    - When can they start and how long till they finish

    - Be clear of the finishes level (Cheap, Med or High End)

    - Licences and do they have their own trades or does he Sub Contract it out

    - Ask the builder for suggestions on items you have missed, EG Supports for TV in Wall to mount large TV later, Extra Power Points, TV Points, Internet Points, Lighting.

    - Tell them the level of communication you want, Eg Phone Call every week and a site meeting every fortnight.

    - Payment schedule the drip feeds them as they complete tasks, do a walk through and confirm for every 2nd payment prior to paying to make sure items have been finished and that things don't get left behind. Itemised bill for each payment, doesn't have to be paragraphs, can be Dem and Electrical Rough in completed.

    - references of other work, the 3 builders I interviewed all had at least 3 places I could see before and after photos and also visit the house.

    Thanks for the unput guys.

    Our original plan was to turn our home into our next IP and buy somewhere else. But Sydneys house prices being too high we couldn't achieve that. My wife also went into a new job all though we have approval to buy another IP we would need to switch to another bank on a higher interest rate as our bank wants to hold until the 6 month probation is up. Thats 2 months away so we are looking at that or extend or renovate. We have a 1yo and the house is a tad small now.

    Anyway enough of my life story lol thanks for putting me in the right direction.

    In regards to architect work i have used an online floorplanner so i have my house plan laid out in as close detail as possible. Would this be useful?

    Getting some help from a professional organizer might solve some of your space concerns. Sometimes just getting rid of things and changing the way a space is used solves issues.

    Someone who helps people organize their stuff. Often by throwing plenty out. Then, look at helping them live with the space they have, in the best way possible. Peter Walsh is famous for it.

    I'd love that job. Hire a skip then just chuck **** out! ...My wife does all the fancy tubs and labels:cool: i now know where to put my socks:rolleyes:
