    No real minimum there, very lax council. But, needs to be marketable as well - no one wants to buy 100sqm :p

    I think you will find it has just at a slower rate and I am fine with that. My house has just finished (hand over early November). The rent will cover the principal AND the interest on the mortgage and will provide significant depreciation benefits. Overall, it provides a good return. I would be happy with moderate growth YOY and all from a cost base 50% of Sydney and with better infrastructure (once the Northern Connector is finished its pretty much non stop from Curtis Road to Adelaide city, if you have a reason to go there).

    yes ive got 2 over there but theyre in the same area looking to buy something different next year maybe on the NSW south coast but the market is just so overhyped at the moment.

    Not yet but it's an interesting concept. I can't see any investors spending the money to do it, home owners on the other hand would get some peace of mind.

    thanks @Caleb - full internal paint, new kitchen fit out and splash backs, shower repairs, floating floors in kitchen and dining, curtains, minor electrical and plumbing work, new HWS if any change left over, general yard maintenance & clean
