I like the first option of greenwood. I lived their for a while as a child (we backed onto Cookman Park). Back then it was an outer suburb.

I was excited when the Caltex opened on Canham way because we could buy icecreams from it.

Now Greenwood is a middle ring and the bigger blocks are nice. I have a client in Beaumont Way.

Make sure you structure the property on acquisition and sale properly if you intend a subdivision. You want to preserve the main residence exemption as much as possible and get the 50% cgt uplift if you sell.

My brother set fire to a huge section in Cockman Park. Hopefully it should have recovered but the whole section of it was dead.

It may or may not, or both. It all depends.

How much deposit do you have? Lots of LVR restrictions in the Pilbara but some lenders are still okay.

Depends on lender but CBA will do in LMI but Westpac 70% max. Varies a lot.

    Ok, thanks

If I was to buy in Perth, I was thinking the exact same thoughts as the op...subdividable block (nil experience with this) or house/townhouse close to cbd.

I'm viewing this next purchase as my retirement fund, a ppor to be sold cgt free in 10-12 years, so have to pick wisely.
