    Hi guys,

    My wife and I are looking to buy our first property here in Australia. We would like a property in which we an live for some 10-15 years with the possibility of subdividing in the future.

    We found a property here https://www.realestate.com.au/property/29-ayre-st-south-plympton-sa-5038 wife likes it, renovated inside, little to no work to be done for quite some years.

    Is there any disadvantage of having overhead power lines along the front of the house? We are trying to get as much info as we can at the moment. Land has been well maintained and it can be subdivided in the future.

    Anything you can say about this property is welcomed.

    We are new to this and learning as we go.

    If its normal powerlines its fine, they're almost everywhere.

    Its these sorta ones you gotta be careful of:

    Thank you guys, what do you think of the property? Any insights? I had a look at Erica's list and it tick a lot of the boxes, I'm still looking for more information.
    Last owner applied for subdivision but withdrawn the application according to the records.
    This property went to auction last Saturday to $545.000 but owner wasn't happy with the price. I was at the auction but I didn't participate.

    If it's the ones like DT has mentioned -there can be issues with finance.

    Some lenders might restrict the LVR to sub 80% if the valuation highlights the close proximity of the powerlines being an issue.

    I see from the guide you kindly put for us, you talk about Residencial code vs council code. Which one takes over or how does it work? If SA residencial codes are more lenient, you just ignore the council codes?

    I've used Patrick at HomeMasters for two properties (building and pest) and have been very happy with the promptness in arranging inspection, detail provided in the report and over the phone.

    I buy for many clients in the Western Suburbs of Adelaide and this is a great spot! If you need a chat or any advice with negotiating at anytime feel free to reach out!
    I also always use Joe Pisters for all building inspections for my clients - he is well known and reasonably priced - [email protected]. He will be out there the same day :)

    RES CODE basically streamlines the development assessment process so it is a heap quicker and easier. If your property meets all the criteria to be assessed via Res Code then yes, Res Code conditions take precedence over council conditions. And Res Code conditions are more relaxed than councils, for example Res Code will allow for less private open space, and smaller setbacks, than what council will allow.

    There is a check sheet online (I'll try to find it and post it below) that you can use to see if your property meets requirements to have the development assessed via Res Code. If so, then you pay a private certifier a fee to assess and sign off your development application (rather than waiting for a council development officer to do it- painfully slow). Once private certification is done, then council must sign off on the approval within 10 business days.
