First Home Owner Stamp Duty Exemption for PPOR that also inc. granny flat

    hey PC,

    I'm planning to buy my first property with a Granny Flat in NSW.

    some questions:
    1. Can i confirm the stamp duty exemption is now raised to 800k, from 650k? Does it only apply to new homes being built?
    2. Can i still rent out the granny flat but be living in the main residence?
    3. Can i rent out the main residence and live in the granny flat?
    4. can i rent out a room or multiple rooms within the main residence?
    5. can i sublet?
    6. what is the minimum number of months i need to live in it?
    7. can it be my PPOR but not actually live in it, nor rent it out?
    8. If i can do any of the above, can i claim any tax deductions like a portion of the interest or counil rates etc?

    I would seek specific answers from the SRO, since you really want to be compliant with any form of gov benefit.

    I suspect 7 is a no no :)
