First home - capital growth

    Hi,

    My girlfriend is new to property investment. She has worked hard to get the deposit for her first property.

    Her priority is capital growth and the budget is under 650 k, preferably around 600 k.

    Doing some research she has narrowed down the following options. Could you please advise which one sounds better in your opinion?

    1. Walk-up apartment in Elwood. Old apartment in a small block (no more than 10), close to the beach, no lifts low, low strata. Would capital growth be a problem?https://www.realestate.com.au/sold/property-apartment-vic-elwood-135577906

    You'd need to triple the budget for a Sydney Epping house! ;)

    But seriously... as per @The Y-man go the house.

    More importantly it is close to the 901 bus which gives the option of going to SthM or Epp stn and pretty much runs form dawn to midnight. Also great because you can get to the airport for $3, and takes less time than driving to Tulla, parking, and waiting for a shuttle bus!!

    2 x major shopping centres (Westfield and Pac Epping) too.

    Just stay south of Findon Rd (to avoid the power lines) and any property backing onto the DMZ (future freeway dev)

    I concur with the comments so far. House any day of the week for capital growth.

    Considering that the North Growth Corridor now stretches to Wallan, Epping will be a middle ring suburb in the not too distant future.
