    Hi All,

    I came across new development in Schofields at 102 Burdekin road. This is being developed by Western Sydney Property group with Bathla group. Offers villas and town houses. Most lots are around 200 sqm and price is around 700k. Do you think it's worth and any reviews comments, feedback please.

    Well, I have found it on Real estate portal. Online reviews are mixed and I think google reviews are not really reliable so posting it here.

    Their ad on realestate. I am interested to find out if this deal is really worth as per market or not.

    Ever think your asking the wrong questions? Maybe it shouldnt be is the asking price market value, but is it a good market to buy in, and are there better alternatives?

    You were expecting to be spoon fed?

    Value wise it's "good" depending on what you compare it against. However at the same time one could argue it's "bad", again, depending on what you're comparing against. ;)

    Its true what Trainee said - compared to what?

    A few questions for you:

    1) What is your goal? We already know you would like to buy your first home
    2) Have you compared Brand new vs Established properties?
    3) Have you compared the build quality with other builders?
    4) Why brand new?
    5) What are similar established properties selling for (also keep in mind the land size). Generally you will find with time land sizes are becoming smaller - so older properties may offer bigger blocks for similar price range?
    6) Why Schofields? I do appreciate you may be able to buy a house in that price vs other areas

    For under 700k you can buy in Seven Hills on 550sqm+ land walkable to station. The house maybe old but you get the land, and you can do something with that land later down the track. Train services are good.

    One thing I note: Seven Hills is just over 35km by train to Town Hall, so Opal train fares jump from $4.94 to $6.61 to travel this one extra train station distance. Very significant fare jump.
