First Home Buyer/Builder - Advice!

    To anyone who can be bothered reading and helping out!

    I have recently purchased a block of land in Melbourne’s northern suburbs and am looking to build on it in 6 months’ time. I am I first home owner/builder. The block came with building plans that have been approved by council, however I will probably meet with the architect to make minor changes, mainly internal, however enough externally to warrant an amendment to council approval (I think?).

    Now, my question is, how much will it cost to get this thing built? I have a rough idea from researching online and speaking to some friends in the industry however really value the input from some of you on here.

    A low spec, medium spec and high spec range per sqm would be very helpful.

    I’m budgeting for below $2,000sqm, is this realistic?


    Block
    L 17 x W 12 - short but not stupidly narrow
    Street frontage - completely own block
    Level, rectangular block
    No soil testing done as yet

    Build
    A small, 2 bedroom, 1 bathroom double storey townhouse
    115sqm floor space - ground 67sqm, first 48sqm
    No landscaping (will do myself)
    No garage - however driveway and carport

    Realistic figure, but also ask your architect
