    I agree...I was considering selling one or two in NSW...but i won't be as big in Sydney as the regional areas.

    Apparently...they are getting heaps in inquiries on the Central Coast.....but even there the agent reckons it will just add the Stamp Duty amount. Why? The issue is borrowing has tightened a hell of a lot...so people at the margins will find it harder to pay more.

    There's plenty of FHB with great servicing but bugger all deposit me thinks...

    Maybe.....but the amount of stamp duty is not subtantial....

    It takes 6+ months on an average income to save equivalent of a stamp duty...and you'll know better than anyone here what happens to property prices in Sydney and surrounds in 6months....:rolleyes:

    Funny thing is in Sydney there are only like 5 or 6 suburbs below 650k for a free standing house and land. LOL

    Ummm it's around 25k...the $2250 is the saving on LMI.

    It's a good chunk for a property around 650k.

    Did someone mention Mt Druitt?

    I must be hearing things.

    Why go to the Central Coast where it takes about 1.5 hours to drive to the city. From the Druitt it only takes 1.3 hours.

    yes house with land are better investment long term, but you're putting your investor hat on..

    If I was starting out, I am ok with 2bed unit in Parramatta which quiet central to everywhere in Sydney. There are over 2000 listing that are 2Bed+ unit under 650k in Parramatta (not including surrounding)...how good the suburbs performs capital growth wise is another topic, FHB knowing they now save 20k now on established suburbs...

    My brother is a FHB in Newcastle, he was very cautious prior to the change but is now deadset on a purchase early in the new financial year.

    They just did this in Darwin and it made a huge difference on anything below 550k. Literally turned the market around.

    Different market on the other end of the cycle though....

    How many units worth $500k - $600k will now be priced at "$649k + no stamp duty + free car!!!" I wonder?
