    They don't change light bulbs they tell tenants to change them.
    Unless its hard to access or its an usual fitting the tenant should do it, just like changing the toilet roll.....
    Sounds like they might be hard work tenants.
    As for the pm I'd suggest you tell them the same.

    Generally just talk to tenants, send work orders, send letters and do inspections.

    Keep you out of trouble when you don't know the legislation and take care of the interactions with tenants which I would imagine mightn't always be a pleasant experience.

    They are a concierge service for the tenant and ensure they are comfortable and not inconvenienced in anyway, collect tennants money, take a cut for themselves, pass some on to some tradesmen, send you a statement and any remaining moneys.

    Agreed. I'm often critical of the PM industry, especially in WA, but self managing isn't easy either.
