Finishes and FF&E

    For apartment development in Eastern Sydney (price range around 700K for one bedder, 850K for two bedders and 1M for three bedders), my agent suggested to use the following brands for the finishes, fixtures and appliances:
    • Caroma
    • Clark
    • Fisher & Paykel
    • Westinghouse
    • Panasonic
    • Omega
    Please refer to the attached document for details. The suggested floor finish will be timber floor for all the apartments but I am thinking to use tiled floor. We are planning to keep half of the building.

    Any comments or suggestions will be appreciated.

    Nothing constructive, but 700K for a one bedder? Wow. My 5 bedroom QLDer cost that, 5km from the CBD in Bris.

    Brisbane is dirt cheap compared to Sydney...

    My home in Sydney is almost 3x more expensive than the Brisbane house and is a 25 minute walk to the station. The Birkdale place is a 12 minute walk. The Birkdale home has bigger land and water views...
    People buy units in Sydney but they could buy a great house in Brisbane for about the same price....

    I didn't mean to derail the thread, but I am flabbergasted. I'm talking to another PC member about big local 2 bed units for 300-340K. 850K for a 2 bedder is unfathomable unless it were absolute prime Brisbane position.

    Thanks Gockie. Yes, I agree the disabled toilet doesn't look good, I will probably get something better.

    Anyone else has any comments on the brands, flooring, etc?

    I would go for a better pan on normal suites as well - flush to wall not just close coupled/concealed trap.

    Accessible toilet suite - check what's available as an alternative but there's not much choice afaik.

    Oven/cooktop - i'd up spec on this to Miele or Ilve
    Miniboil/chilled water? (For 2/3 bedroom)

    I've just checked the advertisements for building next door and they are using concealed tank toilets. I agree this is better than the close coupled/concealed trap.

    I agree with this as well. I may choose Miele.

    For the instant boiling / chilled water, will this help with the sale or rental value?

    For 2 and 3 bedders

    May want to use

    Bosch
    Miele

    Fisher & Paykel is pretty common for most new built now a days in Sydney.

    You may need to have combination and features in property, for example

    His & Her showers
    Green balcony walls
    Scadavanin themed cabinetry
    Video Intercom

    Etc

    Never use brands that are cheap ie Bunnings appliances. Its a fools economy. Depending on location and property use (rent / sell) may guide brand choice and the local REA becomes your best guide. It would make no sense to use CheapnChina brand when you are trying to sell a row of townhouses. Selling a high end home Miele may be a buyer expectation not F&P.
