Finding out the price when it's not listed

    The only general exception for me is if there is an empty slot between inspections and there's a "contact for price" that happens to be open in the area.

    It has a visible price and then there is a hidden search range however the websites do not put any restriction on the hidden price.

    E.g. you can advertise a property for 1,000,000 but have the hidden search price at 500,000.

    i would normally add in a few more checks for the price like comparable sales and other stuff anyway.

    it doesn't seem to be working for me i typed "listprice" in the search bar but no price is shown? what am i doing wrong? :s

    try searching using "price" only. you will have maybe 30-35 hits but just keep hitting next.

    Thanks Jerry, It came up with 500-600k, for the people that use this how accurate do the agents put in the listing prices?

    i've only used re.com but one was 500-600k which i suppose gives you a rough idea but the agent could of told me that, another one was 450k when i spoke to the agent he said mid to high 400's

    They are usually looking for the next price bracket above. THis range is set so the propoerty will come up when you do a search for "up to 600k". In reality, the probably want closer to 700k ~ but if they do this, 1. it won't come up on your search and 2. you'll ignore it even if it did.

    By not listing the price, you'll think it's under 600k and call the agent at which point their work begins in conditioning you to paying more.

    well they have to "have some kind of price" for the sort function to work.

    Generally this is no better than looking at the listing above and below and working out the range from there :)

    It's a handy guestimator that gives you an idea if you should pick up the phone and actually call the agent because it's in your price bracket. Generally the price range is quite large so that during sorting 'low to high, high to low' or 'up to $xxx' it will show up to as many people as possible.
    Other than that it's just a figure nominated by the REA for website sorting.
    I hate listings that don't have a price but I have learnt that it can be worth the phone call as everyone else is NOT calling them.

    You make a good point, not sure if it is correct or not, but I too often ignore no price, no address listings.

    Either way, it is a stroke of genius by these agents doing the utmost for the client.....;) :eek:

    True, but once I'm completely familiar with available stock in an area, I no longer sort by price but latest listing so I can keep tabs purely on new stock - at this point I don't want to mess around listing by price anymore. Plus, I'm lazy :p
