Finding out Legal Garage in Strata Building

    Hello

    It appears that in the selling process the same garage has been marketed for two separate units.

    Wondering how to clear this matter up.

    I know you could asked the council for original building plan.

    Would this show the unit and legal allotted garage?

    Wondering how this all works as if you take out contents insurance.. And are robbed on investigation goods were in wrong space etc... So not covered?

    Thank in Advance for any info shared.

    In QLD the Strata Manager has records of the original building plan, so no need to go to council.
    Are they separate garages (ie. have their own garage doors) or just spaces in a large garage?

    In Vic it would show under your title (as an accessory with a separate title number)

    Is there a space per unit? And one is claiming to have two spaces? The developer was selling a unit in the block I used to live in and he marketed the unit as having two spaces. It didn’t have two. I went down to the basement to check! Then looked at the strata report and on the site plan there’s a car park per unit. So anyway, it’ll be there in the strata report.

    In NSW the strata manager will have a copy of the strata plan, they should be able to advise if a unit has a parking space on title or exclusive use.

    sounds like someone can't read a strata plan.

    you will need a copy of this and the title to confirm what you are purchasing.
    in NSW you will have a lot number in a strata plan. Separate Part lots are shown as Pt _(?) with an area in brackets.
    the total area (sum) of all part lots will be shown within or relevant to the most significant part of the lot.

    The contract should include the strata plan (at least in NSW).

    Just park in the garage you believe is yours. You will soon find out if anyone disagrees.

    Could be a shared garage. I've seen that before. Is it a double garage?
