    I am looking for a financial advisor / strategist in Geelong / Melbourne area.

    Can anyone please give any recommendations to help with my property port folio?

    Hi Wez,

    Welcome to the forums :)

    What are you hoping for advice on specifically? Most financial advisors won't advise on property, however a good investment focused broker will be able to help you formulate a plan based on your income, access to finance and your goals.

    There's heaps here on the forums - none that I'm aware of based in Geelong, but most are happy to work long distance.

    We use Roskow but they are based in Melbourne - they are fee for service and don't take commissions from anything so are independent and don't have an agenda.

    They look at all investments on merit but will take in your risk profile and situation.

    Not a paid endorsement but see if they are right for you.

    Currently own 4 properties total value 1.2M.
    Total debt is 750k.
    They are currently not going anywhere with capital gain.
    (I have made my equity through subdivideing and building)
    Currenty looking to sell 2 this financial year and 2 in the next.
    Oviously I will loose some cash through capital gains but once sold all i should have around 350-400k in the bank to start over and invest in higher growth properties with good yeilds and cashflow.

    Looking for some good advice to build a solid portfolio and strategy.

    Do you have any you reccomend specifically? I can work via email/skype if needed.

    Creating equity through subdivision is excellent - it's just as valid as organic CG. Actually, it's even better I reckon, as you're much more in control of your outcome. If you can get both at once, you're laughing.

    Ha - I specifically recommend myself. ;)

    But seriously, there are lots here who will all do a good job for you - if you check out the service directory or have a read of the forums you'll soon get a feel for who you'll work well with.

    Im interested in any strategys that will help me advance past the brick wall i have hit with leading money now. I have sold 1 of the properties pending settlement which which will generate 380k... available to reinvest

    The words financial advice is often used for financial product advice.

    A range of people give advice on financial matters - business reports, loans, tax, legal, insurance, properties, audits, technology and financial products.

    So a range of people on the forum can help with a different point of view - some do loans, some do tax, some do strategy, some focus on a certain type of property and some do everything.

    Shop around and make sure you get the best fit. If a person is getting a success fee for helping (like a percentage of invested funds in a product or commission) acknowledge the bias sitting in their advice and work within that.
