    Hi guys,

What are typical things to look out for during a final inspection? Is there a list of items I should be checking?

    :)

How do you confirm items that require electricity/ power when the utility may be disconnected?

You can't, unless you've negotiated a special condition in the contract that the vendor will leave electricity connected for pre-settlement inspection, or alternatively, you negotiate a special condition that the vendor warrants all electrical fixtures.

Or you do what the vast majority of people do and roll the dice on it. Then act all surprised when they're up for a new oven or rangehood or pool filter or whatever. (< I plead guilty.)
