final inspection before settlement

    What sort of things should I check in an apartment for the final inspection before settlement? How long is the inspection ordinarily?

    You should be looking to ensure the property is in the same condition as when you originally inspected it .....

    Being that it is the same as when you agreed to purchase.

    Turn on the cook top, oven, heater, air cond, run the hot water and pool filter, check for leaks, plaster/flooring damage from the previous occupants moving out.

    Always try to inspect as early as possible tbe day prior to settlement, this will give you a chance to raise issue's that day, to then negotiate prior to the settlement day.

    Expect to find things previously hidden by furniture !
    Accept that it won't be pretty.
    You will want to put your own touches to the place anyway ;)
