FHOG NSW - Apartment

    First time posting and probably a silly question but just wondering which limit applies for buying a new apartment (OTP) - $600,000 or $750,000.

    On Revenue NSW it says:

    The grant is available for contract to buy a new homebuilding contract by the owner of the landowner of the land building their own home. To qualify, the purchase price of your new home must be no more than $600,000. If you’re buying land to build a new home, the total price – including the land and home – must be no more than $750,000.

    Am I correct in assuming the limit is $600k as we are not buying land?

    Another government site says:

    First home buyers building a new property will be entitled to a $10,000 grant on homes worth up to $750,000. First home buyers purchasing a new property worth up to $600,000 will be entitled to a $10,000 grant.

    The apartments are not built yet - does "building a new property" refer to just house and land packages?

    Forgetting all the FHOG's etc for the moment, this is NOT the time to be buying an OTP apartment that is not built yet, just to be getting a free $10K grant off the NSW Govt.

    Simple answer is to make a phone call to the OSR since their website doesn’t explain it clearly.

    The lower limit applies to an established home, the higher limit is unlived-in.

    As has been said, call the OSR to confirm 100% but my understanding is that if you buy a block of land and build a home it’s $750,000...anything else is $600,000. Seeing as the developer is buying the land to build a new apartment on that you are then purchasing, I would suggest the $600,000 applies.


    But please, call the OSR...
