    Hi,

I have made an offer for a double brick house in Ferny Hills but I still have not gone unconditional.

Do you think it would be a good purchase? It’s between 620-650 k. It might be a bit expensive but I’m interested in the long term capital growth.

Please see attached photos and description below.

Double storey brick house on 615m2 section built in ~1970

    - Nice elevated position at the top of the hill - views in both directions.
    - Bushland outlook at the rear, has a nice feel to it.
    - Double carport at the front, this has been added since the last sale.
    - Good sized backyard - flat, usable and fully fenced
    - 3 bedrooms, 2 bathrooms
    - The downstairs rumpus room could be used as a 4th bedroom, and the garage could even be converted to extra living space or bedrooms as well.

The hills district is a great area price wise, a 322 can still be bought for high 5s but depends on condition of property and which pocket it's in. Try comparing sales in that pocket
