Fence prior to building ??!

    We’ve just settle on half of a two block subdivision . On one side there is no fence .

    Have been approached by the person who is buying the other half , yet to settle about putting in a boundary fence between the block being subdivided and the adjacent block .

    they want to do it ASAP , but we haven’t designed our property let alone built.

    doesn’t make any sense to me to build the fence now . It goes down the side of the drive way.

    can any one suggest a logical reason to build a fence prior to building ..

    happy to do it afterwards ...

    Will save on temp fencing for your build.
    Will make it harder for people to dump crap on your site before you start building (not sure if that’s an issue where you are.
    You’re going to have to do it anyway, assuming it’s just a paling I don’t see the issue.

    If a part of your building ends up on the boundary line the builder will just remove a section of the fence and you’ve wasted a small amount of fence. But say it’s your garage, remove 6m of fence that you paid $65pm for its only $390 (which you only pay half.

    Has the neighbor built their house yet? If not, it seems like a pointless excercise. Not having the fence there will benefit you both for things like excavating your foot paths after the builder is finished. Once you put up a fence these things get harder.

    they haven't settled on the block yet . It's easier for him as he has our driveway between him and the fence , but we might be building close to the fence and might need retaining wall.

    usually the fence is the last is the last thing to go in.
    a new fence could be damaged whilst building by - oversprayed/splashed paint- concrete, clumsy contractors etc etc.

    a temporary construction fence will keep your site safe in the interim. usually your builder will organise this when they take control of the site

    Doing fence early may get in way of a bobcat, concerete / delivery truck etc and become a wonderful graffitti canvas if it does survive. Builder will often reomve anels and railsa nd set it aside and then - where is it ? Oh under the truck or in a skip.

    One downside - Your neighbour may get in first and install mission brown colourbond on that side :(

    In a similar situation I only agreed to put up the cheapest possible fencing until building.
    Anything more, they can pay. In a resi area it was cyclone fence.
