Fence. Fix or replace?

    Hey team, house hits the market next week, it's an investment prop. Don't know the neighbour but he's happy to contribute half if only new fence.


    Options

    1) fence can be repaired. Will last a few years once new posts and concrete are used. 2 seperate company's confirmed it will last a few years once fixed as Fence pailings are in good condition, only 3 posts need repairing and concrete to hold them up...$730, I could pay this whole amount as he's not interested in this option.
    2) replace whole fence as neighbour wants a new fence. $925 each for hardwood. Currently it's hardwood.
    3)pine will cost 1100, or colourbond 1500.
    He only wants the hardwood option.
    Do I legally need to replace to original wood?

    4) sell as is., probably lower the sale amount

    So do I just pay the cheapest option 730?
    Suck it up and pay up?

    Is the extra $200 between repair or replace going to break the bank if it leads to some buyer noticing that the fence is old (then looking for other issues) and walking or snagging a buyer?

    No it won't break the bank. It ****** me off that he gives me only one option when colourbond would look better and cheaper.

    I would look from a return on investment point of view. If $1000 spent on the fence that would increases sale price by $2000, then this money would be well spent, comparing to doing nothing.

    I've never understood the desire for a colourbond fence. Better and cheaper??? :eek::confused:

    I'd go hardwood.

    I'd go hardwood too - it's not much more money and a new fence will add more than the $200 in appeal.

    How much more is hardwood? o_O

    Colourbond -> metal -> need less maintenance, can pick colour. That's my impression anyway

    Hardwood 1850.
    Colorbond 1500.
    Unfortunately my neighbour will not consider any option but New hardwood fence.
    House will be on the market coming Monday, fence won't be replaced unless new, for 2 weeks as I can't get anyone in soon enough as neighbour has been slow to respond.

    From my experience most fencing contractors in WA charge the same for either, I did when I did it, depending on the site.

    Colorbond is less maint however some places simply look a lot better with timber, vise-versa.
    Others will stick to super 6 so the dog/s can't escape, snakes can't get in etc.

    Managed to convince on colourbond. Cheaper, and I reckon it looks nicer.

    New updated fence...colourbond looks so much nicer, me thinks.

    Yeah I think so too. And yes neighbour was happy and likes the looks. He was concerned the high winds might topple it over but after some communication between fence builders he was fine with it. Had an offer already and interest on the house so I'll be wrapped when sold.

    Good move. It looks so tidy and indestructible.
    Am looking at replacing a fence in Frankston - same kind of quote for timber. Colorbond not even considered. I'm not sure why Melbournians like timber so much when it sags or falls down or gets driven into within just a few years. Is anyone able to explain? To me, timber doesn't look good for long enough - especially in Melbourne weather. ???

    To me, Colourbond fencing looks like a 'cheap' product used to save time. Also, not forgiving if dented.
