VIC Feedback on Plan

    Hi All,

    Plans for my first development in East of Melbourne.

    T1- 4 bedroom 3 bathroom townhouse
    T2 - Reverse living Terrace townhouse (3 bed 2 bath)
    T3 - Reverse living Terrace townhouse (3 bed 2 bath)
    T4 - 3 bedroom 2 bathroom townhouse

    Need feed back from all of you experts.

    Personally,
    1. I am not happy with Kitchen, living and dining for T1 & T4.
    2. Would have preferred bigger bedroom for T2 & T3 on first floor
    3. Also ground floor for T2 & T3 is just 3m wide

    Please suggest any concern or improvements that you guys can think of.

    Due to the easements there really isn't much room to make it better, it's a lot on a small awkward shape block and I think it's trying too hard to reach it's goals.

    If you could give up the double garages for each your designs and just have singles it would end up a lot better.

    The kitchens could be appropriate for a 2, maybe a 3 bedder but definitely not suitable for a 4 bedroom house.

    To me, there is too much crammed into a too small space.

    The living, dining, kitchen areas are just too small for 3 bedroom dwellings, let alone a 4 bedder.

    But I don't know the area or the demand. You do.

    Hi KKBK,
    has this design been developed with a Town Planner and an understanding of the local planning policy? That's where you should be starting if you are thinking of successful approval. The right design has to respond to context and policy, not just aim for maximum yield!

    I got no clue about planning requirements but for T1, howabout swapping kitchen and garage so can have front garage and kitchen + bedroom in one area.

    I have no idea what so ever of that market or where they are going but off hand the layouts of u1 & 4 are attrocious. If i were looking to buy, I'd walk straight past both. In practical terms, you will have a lounge/couch etc or a kitchen table but not both.

    The ground floor layouts are incredibly awkward, and I agree, a single garage instead of double will provide a lot more flexibility. Maybe use some of the space at the end of the block for visitor parking or additional parking space if the demographic needs it. Add islands to the kitchens to make them bigger and more functional for a family.
